- Examine building, structure, and site for present and future building development needs.
- Finalize floor plans and program.
- Review cost control and financial feasibility.
- Prepare design development documents consisting of plans, sketches, 3D renderings, and outline specifications illustrating project.
- Review selection of materials, equipment, structural, mechanical, and electrical systems.
- Provide estimated project cost based on design development documents.
- Present time schedule required to prepare construction documents.
- Receive client's authorization to proceed with remaining services.
- Begin all necessary municipal approvals.
